Speed Run

Well, basically, skip cutscenes asap, use infinite ammo magnums, ignore every item, avoid getting caught and run non-stop.
If there is an option to 'Restart' for the host, let's do it whenever we get caught, or well, before dying.

Chapter 1-1

-Chris should kill the first Majini with a magnum, while Sheva opens the door and then they both run.
-Hide in the very high place of Public Assembly until Kirk arrives.

Chapter 1-2

-Just run until we reach the Alpha Team.
-One of us stays in the area where the boss makes its appearance, to trigger the cutscene immediately when the other has grabbed the key.

I agree with everything, but healing. I don't remember if the host can use Restart, but it'd save a few seconds. As for the first Majini, you should be Chris if you can dodge it.

Yeah, 8:30 would be perfect. 1-2 can be easily done in less 4 minutes. Maybe even 3.

The real challenge are chapters 5-2 to 6-3 with all those guns.
Also, bring a couple of green herbs with you. Otherwise I'll be running like a turtle after a resuscitation.
